Rojas Santa Tecla – Major Residential Project in Málaga
Malaga city council resumes largest urban development in coming years with 2,847 new homes
The urban planning department is set to approve this week a legal action that will allow the commencement of the Rojas Santa Tecla work
Rojas Santa Tecla – Major Residential Project in Málaga
Rojas Santa Tecla is one of Málaga’s most ambitious urban expansion schemes. Situated north of the Benítez area and west of Churriana, the site extends across approximately 1,488,269 square metres
The masterplan foresees 2,847 homes, complemented by a completely new road network connecting the territory bordered by Monsálvez, El Olivar and Cortijo de Maza.
At the heart of the scheme will be a 450,000-square-metre golf course with at least 18 holes, creating a distinctive environment around which the residential zones will take shape.
Progress has continued over recent years, although the promoters faced administrative obstacles related to the formal registration of the subdivision. Several observations raised by the Land Registry required additional legal and technical adjustments before the process could advance.
To resolve these matters, supplementary documentation was submitted to Málaga’s municipal planning authorities. The revised file addresses the outstanding requirements and incorporates the necessary amendments, including an updated cadastral definition of the boundary between Málaga and Torremolinos.
Following final municipal approval and registration, the site can move into its next phase, paving the way for infrastructure works and preparation of the land.
€53.9 Million Infrastructure Programme
The initial works programme, prepared by CAI and Narval, carries an estimated value of €53.9 million, including the golf course.
Execution is expected to take approximately 28 months, with contracting planned to commence once the remaining administrative procedures have been completed.
With nearly 1.5 million square metres, 2,847 future residences and an 18-hole golf facility, Rojas Santa Tecla stands out as an important addition to Málaga’s future urban landscape and reflects the continuing transformation of the wider metropolitan area.
